For those Homeowners who elect to use their own Contractor to complete siding repairs, the following specifications are enclosed. When the work is completed it must be approved and signed off on by Colin Devereux 570-956-7488. Colin is the BHHOA Inspector on this project. The cost is $50 to the Homeowner for the Inspection. The BHHOA recommends that you do not pay your contractor until the inspection is complete. If there the Homeowner does not get an inspection and their unit requires further repairs during the Siding Project; the additional repair work will be billed to the Homeowner at their expense.
Demolition of Siding
1. If needed to secure/repair siding, remove fascia boards and save for replacement
2. Removal of all damaged wood siding; full or partial board is acceptable.
3. Removal of existing felt vapor barrier. (if needed)
4. Remove any damaged dense foam insulation board. (if needed)
5. Inspect all exposed framework for water damage (notify community trust should any additional cost be incurred due to hidden defects) All damaged areas shall be photographed and submitted to the trust for approval. No payment for any additional cost and or repairs will be made without written approval from the community trust. (Unit # should appear in all photos.)
6. All waste disposal costs shall be incurred by the contractor.
7. While contractors are on the roof they shall use caution as to not damage roof shingles. Any damage shall be the responsibility of the contractor.
8. All work shall be limited to the cedar siding above the existing fascia boards.
Installation of Exterior Siding and Trim
1. Repair any framework damage that may be discovered as per line #5 of the Demolition of Siding
2. Re-Install dense foam board insulation.
3. Install 15# felt vapor barrier
4. Back prime or seal all siding before installation with approved product.
5. Install new siding as per industry standard practices.
6. Re-Install existing fascia or replace if damaged by removal. (Paint/Caulk as required)
7. Secure all ends of siding above fascia board on gable walls with (2) stainless screws (length as needed) and provide wood nailer between exterior wall studs as needed for attachment.
8. A final coat of approved sealer shall be applied to the exterior of replaced siding and trim.
9. Replace any damaged caulk joints above existing fascia boards.
10. All work shall be limited to the cedar siding above the existing fascia boards.
Material for Project
All materials shall be selected by the Trust with the advice of the Advisory Board as to maintain the existing cosmetics of the units. All materials shall be supplied by the successful contractor.
As buildings are issued a certificate of completion, the date on the certificate shall be the start date of a one (1) year warranty. Work will be free from defects and conform to the requirements of the Contract Documents and standard construction practices. The Contractor shall be responsible for the cost of any materials to repair warranty claims. Any interior or exterior damage that would occur while under construction or a warranty claim during the warranty period shall be the responsibility of the contractor.
