BHHOA HOMEOWNERS MEETING
June 14, 2009
President, Ed Vea, called the meeting to order at 10:45 am
Eighteen homeowners were present for this meeting.
The minutes were approved as printed.
The Treasurer’s Report was approved as printed.
President’s Report
We will receive an engagement letter from Attorney Jim Nanovic. He will help us rewrite the Bylaws, give us general legal advice, and represent us in any legal actions. Attorney Nanovic represented us when Mauch Chunk Bank was our Trustee.
Ed will send sign-up sheets around for the following committees: Bylaws, Grounds, Nominating, Audit, and Lake Club. All committees will be appointed by the Board.
Financial Report
Monies spent out of the Miscellaneous Expenses were higher this year due to change to dumpsters, some minor electrical repairs, and a water line break.
We are still in negations with Appletree Management concerning security. Appletree wants a 3% increase over last year, we hope for a 0% increase.
Corky Johnson made a motion to accept the Financial Report as printed, Ted Kling seconded, motion passed.
It was noted that there are no monies available for ground improvements. This needs to be addressed in next year’s budget.
Introduction of New Officers
Since there was only one nomination for President and Corresponding Secretary, Edmond Vea and Ron Materniak were elected by affirmation.
The Board waved the Bylaws to allow Callie Price and Kathy Shamaneck to remain as Secretary and Treasurer.
Natalie Goldberg is a new Board Member.
Community Services Report (Joe Oliver)
When Joe receives a call from a homeowner, he fills out a “trouble” sheet. He will either resolve the problem himself or hire a contractor to do so. If there is a major problem, Joe will notify the Board.
BHHOA will purchase the shed that is located on the overflow lot from Appletree Management.
Joe will need to purchase salt for this winter ASAP.
Flood lights on the houses will be replaced by Oliver Management Company at a slight fee to the homeowner.
The Spring Cleanup Event went very well. We were able to get rid of a lot of the leaves. We plan to have a Fall Cleanup the week before Thanksgiving.
The staining project has been going slower than expected due to the weather conditions.
New Business
1. Jim Kelly will talk to Peak Resort about having the Fall Fest at the ski slope this year. If that doesn’t work out we might be able to have it at Boulder View restaurant.
2. Ted Kling made a motion to have Jim Nanovic include in the Bylaws that the Board acts as the Trustee with the limitation of not being able to spend over $10,000. Any amount over $10,000 would have to be approved by the homeowners. Rich Bevilacqua seconded the motion. The motion passed.
3. Ted will look into the missing sign at Warbler Court and possibly the other signs throughout the community.
4. Ted will try to locate the Blue Heron sign which was at the entrance.
Next meeting will be September 13, 2009 at 10:30 a.m.
Meeting adjourned at noon.
